ABOR has released their January 2019 Housing Report for Central Texas. The Central Texas housing market has slowed in areas of home sales compared to previous years at this time. Even though single-family homes are slowing in the amount of home sales, the median home prices have risen over 2% to $296,999 for the Austin area.
Round Rock -
Round Rock is one of the most popular submarkets around the Austin area. Even though home sales volumes have slowed for Austin, Round Rock is still up from last year. Round Rock has seen small increases in home sales volumes by almost 3%, new home listings have increased over 20% and home inventory has also increased to 2.3 months of inventory.
Williamson County -
Williamson County experienced a drop in single-family home sales but median home prices have increased almost 2% to $275,400. New home listings have also increased for the area over 17% and home inventory is up to 2.3 months. Even though Central Texas is showing some signs of "flat sales", we are still experiencing growth from previous years. Now the busy Springtime home buying rush will began and I expect the market to explode. New tech companies and the new construction of event centers being built all around Pflugerville, Round Rock and Austin. Spring 2019 is going to be a really hot real estate market!
